3 layer overhead water tank
More layers provides better thermal insulation. So water will be less cold in winters and less hot in summers.
Door seal on main door
Lizards, cockroaches and insects tend to enter our home from the gap between the main door and the floor below it. In our main doors, we install a door seal which covers that gap.
Rain water harvesting
As a standard, we provide rain water harvesting in our homes. This ensures that rain water is not wasted in drains, but is used to increase the declining levels of underground water. This is done by making a rainwater harvesting pit. Rain water from the terrace and open areas is brought into this pit. Water gradually seeps into earth after filtration. In case of an excess water accumulation due to heavy rains etc, the excess is drained out through an overflow.
2 internet connections
Considering how dependent our lives are on internet connection, we provision for two internet connections. So, you can take two different internet services, one acting as a backup for the other.
Factory made doors
More and more, large hotels or residential projects are using factory made doors for better finish and consistent quality. We also recommend using the same.
Electric car charging provision
When you decide to buy the electric car, you would not have to worry about the provision for the charging point in stilt.
Structure certificate
Perhaps, we are the only builder that issues an independent third party structure certificate for design as well as execution as per design on site.
More car parks
More car parks by designing structures in such a way that we get more or large column-free spaces.
Provisioning for AC pipes
Copper pipes and electrical wire travel between indoor units and outdoor units. In many cases, we have seen that copper pipe and electrical wire are tied together and are buried in the wall. In this method, in future, if wire is to be changed or repaired, it would be difficult. We take electrical wire through a separate conduit.
Door on mumty staircase
We recommend the door on mumty staircase to be of the same material as external doors and windows, as it is also exposed to water and sunlight. So, material should be aesthetic as well as able to withstand external weather.
Texture paint
In high movement areas like stilt, staircase etc., any kind of marks or scratches become very visible. Texture paint is a better solution as this is more resistant to dust and marks.
Shoulders in brick wall
Wherever a door or window is to be installed, we recommend a brick wall shoulder, as far as possible, so that door or window is installed on the wall rather than column. Also, it helps in installing door architraves aesthetically.
Crystalline water-proofing chemical
We prefer to use crystalline chemicals mixed in concrete to make the concrete slab water-proof. In case of any scratch or tear, the slab still remains water-proof.
General purpose and mood lighting
The light colour preferred for general purpose/ reading (white) is different from the light colour for mood (warm white). We provide both the lights to cater to both needs separately.
High parapet wall on mumty
Additionally, we construct a 4.5-inch thick and 1050 mm (from the finished floor) high parapet wall on mumty. This helps in concealing the water tank’s view.
Cover block
Presence of cover block in a structure allows concrete to cover the steel from the 4 sides and prevents steel from rusting over time. We use proper cover blocks, instead of a make-shift arrangement like stone, pebble etc. to achieve this.
Automation for water motors
We recommend and install automation of water motors in following ways:
Motors to auto-start and auto-stop based on water levels or water supply.
Water level indicator in kitchen.
Heat reflective tiles on terrace
These tiles reflect the sun heat back, making the third floor less hot in summer and less cold in winters. Besides giving more comfort, it also saves you electricity bill.
Shuttering oil
When concrete is poured on slab, it can stick to the shuttering material. To prevent this from happening, a coat of oil is put on the shuttering material. We use proper shuttering oil instead of the used mobil oil that we have seen in practice.
Japanese aluminium windows
More and more, large hotels or residential projects are using factory made doors for better finish and consistent quality. We also recommend using the same.
Leading Brands
All material that is used in making your home, is from one of the leading brands. This means longer life of each product and lesser chances of maintenance needs.
MS ladder to access mumty
As a default standard, all our homes have a MS ladder mounted on the mumty wall to access the mumty.
Coping on parapet walls
On the top of the brickwork, there will be a 50 mm thick coping to reduce the cracks on the top of the wall due to the weathering effect. Water accumulates on top of the parapet and plaster-level cracks develop over time on this. Cement coping is more resistant to cracks due to exposure to weather.
7 feet high doors and windows
Higher windows and doors give a more aesthetic look to the home. Taller windows allow for more light flow also making home livelier.
Provisioning for inverter
As a default, we provision for all light, fan and 6 amp points on the inverter. In future, as per your requirement and inverter capacity, you can operate any light, fan or 6 amp point on the inverter, rather than the traditional model where only a few selected points are connected to the inverter.
Control valves
In each vertical stack of water supply, a control valve is provided at the terrace. In case there is a water leakage in any bathroom or kitchen pipe, supply to the whole house is not cut.
Ample number of sockets
We provide an ample number of 6 amp and 16 amp sockets across the various spaces in the home keeping in mind the potential uses that you may have while living.
Fresh water pipes in the bathroom
As far as possible, we try to bring the fresh water pipes on the bathroom walls from the false ceiling above rather than the flooring. This makes the future maintenance simple.
Up to 100 mm PCC below the foundation and stilt flooring
PCC helps separate out the concrete in foundation from the earth, providing structural strength.
Bathroom accessories of the same brand as main bathroom fittings
We have seen that main chrome bathroom fittings like basin faucet, shower faucet, shower head etc. are of a good brand, but chrome accessories like tissue holder, health faucet, angle valve for geyser etc. are of a local brand. Due to this, over time one can see different impacts of ageing on different chrome finished products. We recommend and use that all chrome finished products in the bathroom should be of the same company.
Specific quality definition of bricks, sand, aggregate etc.
We have defined the quality criteria in a simple manner for unbranded products like bricks, sand, aggregate etc. to remove ambiguity.
Covering for vertical plumbing pipes
We cover the vertical plumbing pipes with a brick shaft in the areas where pipes are visible like bathroom, elevation, kitchen etc. For ease of maintenance, we design an aesthetic access panel of aluminium shutter with frosted glass. This also allows for change of pipe in future if required. Though expensive, this method is preferred over the common practice of burying the pipes in beams and brickwork.
10+ drawings
Detailed and comprehensive drawings running into more than 200 pages are issued for execution of work at site. Site constructs only on the basis of drawings reducing the chances of errors and misunderstanding.

We recommend casting on lintels above all doors, rather than installing door frames on beams.
P-traps in the bathrooms
P-trap is in-built in a WC to stop foul smell. However, foul smells can also come from bathroom drains. So, we provide for a p-trap in that also.
Better defined plaster ratio
Generally, plaster ratio is defined as the ratio of cement and sand/dust. We believe it should be defined as a ratio of cement, coarse sand and fine sand. Coarse sand gives it strength and fine sand gives it workability. So, they should be mixed in a certain ratio to get a balance between strength and workability.
Use of mesh on joints before plaster
We recommend putting a mesh on the joints of structure and brickwork, before the plaster. This helps in reducing the cracks that occur over the time due to joint of two different materials.
Grove on joints between structure and brickwork
On an external wall, we recommend making a grove where there is a joint between the structure and brickwork. These two being different materials, cracks can appear over time on these joints. Grooves help in reducing the visibility of these cracks.
Mosquito mesh in outer windows
All our sliding windows and doors inside home come with a mosquito mesh as a default standard option.
Skirting flushed with wall
Flooring, as a default, we recommend flushing the skirting with the wall, along with a groove between skirting and the plaster.
Niches in bathrooms
As a standard, we provide for one or two niches on the wall in each bathroom. Niches are convenient to use as they are permanent fixtures and unlike other bathroom accessories, they don’t project out.
Wall thickness
We prefer wall thickness of 9 inch for external walls and 5inch for internal.
