What is FAR?

FAR (Floor Area Ratio) is defined as the ratio of the total covered area (plinth area) on all floors to the area of the plot, multiplied by 100.

FAR = (Total covered area of all floors × 100) / Plot Area

What is a Dwelling Unit?

A Dwelling Unit is defined as a self-contained housing unit that includes separate facilities for living, cooking (with a maximum of one kitchen), and sanitary needs.

Terminology

Floor Area Ratio (FAR) is sometimes referred to as Floor Space Ratio (FSR), Floor Space Index (FSI), Site Ratio, or Plot Ratio.

In India, both FAR and FSI are used. The key difference is that FAR is a ratio, whereas FSI is an index. Index numbers are expressed as a percentage of a base figure, so an FAR of 1.5 corresponds to an FSI of 150%.

How does establishing the FAR (Floor Area Ratio) for a city benefit its residents?

As previously discussed, a city can be likened to a structure with a specific capacity it can support. Exceeding this capacity can lead to various issues.

FAR (Floor Area Ratio) establishes the load-bearing capacity of a city to ensure the well-being of its residents, considering factors such as the ability to handle natural disasters and other stresses.

The government uses FAR to divide land into zones, thereby controlling urban density and limiting the number of people allowed in a building. Architects and construction professionals also use FAR to accurately design and structure buildings.
